What is the Cyprus fast-track PR scheme?

Category 6.2 is the shorthand for permanent residence by investment under Regulation 6(2). It lets non-EU investors skip the standard five-year temporary-residence route: invest €300,000 in a qualifying Cyprus asset, show passive income, and the CRMD can issue a permanent residence card in around two months. The card is renewed every ten years, but the residence right is indefinite. It is residence only — not citizenship or an EU passport.

What investments qualify?

Four asset types meet the €300,000 minimum: a new residential property bought from a developer; commercial or other real estate; share capital in a Cyprus company with real substance and staff; or units in a Cyprus-regulated (CySEC) investment fund. New residential property attracts VAT on top — 5% if it qualifies as your main residence, otherwise 19%. The funds must be transferred to Cyprus from abroad.

What income and conditions apply?

You must show secured income from abroad — pensions, dividends, rents or interest, with an addition for a spouse and each child; a Cyprus salary does not count. You also need a clean criminal record, health insurance and clear source-of-funds documents tracing the €300,000. The CRMD targets about two months from a complete application. The permit can be lost if you do not visit Cyprus at least once every two years.
